Situated on the historic site of the former McEwans brewery in Fountainbridge, this mixed-use development comprises of residential apartments, townhouses, commercial units, and car parking facilities. We joined the project after planning approval had been gained by others.
Our brief was to optimise the apartment layouts and increase density without compromising on the design of the consented scheme. Through careful replanning, we successfully increased the apartment count to 253 units, securing a variation to the existing planning consent that honoured the original consented scheme.
The project showcases an innovative construction approach using precast concrete sandwich panels and slabs to form both the structure and external envelope. These panels incorporate varying brick colours, textures, and bonding patterns, creating visual interest and rhythm across the façades. We worked closely with Deprom LV, the precast specialists, to ensure the brick detailing and setting out aligned seamlessly with the planning requirements and design intent.
Inside, the apartments feature open-plan living spaces flooded with natural light from floor-to-ceiling windows. Each home enjoys either views across the Union Canal or overlooks beautifully landscaped internal courtyards. Contemporary neutral kitchens and bathrooms complete the specification.
This development represents a thoughtful regeneration of a significant brownfield site, breathing new life into Fountainbridge’s evolving urban fabric. By combining efficient construction methods with quality design, the scheme delivers much-needed housing while creating attractive public realm and commercial space. The project enhances the area’s canal-side character and contributes to the ongoing transformation of Fountainbridge into a vibrant, mixed-use neighbourhood.
