The site for Horizons House was a charming piece of Aberdeen’s history – a 3-storey granite warehouse from 1894, built by the Aberdeen Steam Navigation Company on Waterloo Quay. Our challenge? Transform this historic space into a modern office building with multi-storey car park, while respecting its heritage and setting the stage for future development between Horizons House and Wellington Street.

Inside, we created versatile Grade A office accommodation across 5 floors – designed to be easily divided into smaller suites if needed. We brightened the deep floor plan with a central atrium running from first to fourth floor, bringing light and openness to the space.

We took special care with the original granite frontage, restoring it with traditional methods and fitting new timber sash and case windows that honour the building’s character. Above this restored façade, we added two fully glazed, stepped-back levels that offer terraces with stunning harbour views without overshadowing the historic elements below.

Visitors enter through a striking triple-height glazed entrance set back from Waterloo Quay, leading into an impressive double-height reception. And we didn’t forget the public realm – we created a welcoming area with granite paving, benches and trees adjacent to the entrance, connecting to the future Merchants House development.

Working hand-in-hand with our design team of structural engineers, project managers, quantity surveyors and M+E specialists, we provided Robertson Construction (Eastern) with everything they needed to bring this £10,000,000 Grade A office development to life.
